Financial Considerations

 

 

 

Phase one will require $190,000,000 to complete and will consist of the following components:

  • A Palmer Premier 18 Hole Golf Course “Palmers Pearl” c/w state of the art Clubhouse including broadcast and hospitality services. This facility will be shared by Canada’s first Indoor All Season Themed Championship 9 Hole Golf Course. 

  • The Ocean Side ***** Victorian Style 300 Room Hotel Condo Facility including Spa, Adult Heated Lagoon Pools, Convention, Banquet and Guest Housing/Condos Facilities with separate access and security. In addition there are Restaurants and retail operations accounted for in the costing break down.

  • Phase one will also include the construction of the 3 Indoor Hockey/Skating Rinks, Sports Centre c/w Hospitality, Medical and Retail Space and Services.

  • Malpeque will also offer quests and visitors alike an Indoor Entertainment Amphitheater consisting of 500 fixed seats and an additional 500 seating capacity on elevated landscaped berms the Amphitheater will be accessed through the Botanical Gardens and will have easy access to all other resort components.

  • Sahara Sam’s Indoor Water Park will also be close at hand and will help support the

  • Themed Camping Facilities which include 50- 2 Bedroom Log Cabins and 20- Group Cabins which will have dual appeal to campers, teams and outdoorsmen alike. The Malpeque Great Lodge will provide Camp and Hospitality Services.

  • Further development of the inner Bay may be possible but has not been included in Phase One. However, all waste, water treatment, electrical, roads, curbs, landscaping have been included.

 

The analysis of annual combined revenue is approximately $42,000,000.  The company plans to invest revenue from the Condo portion of the hotel into the Sporting and Entertainment Venues reducing the overhead cost of build out by at least $50,000,000.
